PREPARING YOUR HOME FOR MARKET

Well before we plant that “For Sale” sign in your front yard, there is work to be done.  We prepare your home for sale with a critical look. Remember how keen your eye was to small details and defects in the houses you visited as a buyer? That door to the bedroom that never quite closed properly, or that leaky faucet that never got fixed… These are the seeds planted in the buyer’s mind that say, “what else”…  Potential buyers will have that same keen eye.

Start making the obvious repairs today – even if you don’t plan on selling for a year or so. These repairs take time. Fixing them now, and enjoy the results before it’s time to move out.

If you plan on doing some improvements before the sale, the best place to start is where the buyers start – at the beginning – your curb. Potential buyers base a large part of their decision on a property’s “curb appeal,” so make yours a positive. That means a tidy front yard, porch, gardens…make it a welcoming entryway.  Make it say, “I want to live here.”

Inside, the biggest return on your investment continues to be improvements to the kitchen, followed closely by improvements to the master bedroom and bathroom. If you are making these improvements shortly before selling the home, consider painting and decorating the rooms in neutral colors, the most appealing choice to the greatest number of potential buyers. We can help with referrals for decorators, contractors, plumbers, etc…  It is not easy to make referrals, and we take that very seriously.  We have little to gain and much to lose, like your confidence if personalities collide.  So, we are very selective offering up qualified craftspeople.

Inside and outside, start reducing the clutter. When it comes time to show your home, less is more. Potential buyers don’t want to see your closets overflowing with clothes or every room cramped with furniture. So downsize now. It makes preparations for showing your home easier and your move less painful, too.
